Some adjustable rate or variable rate mortgages allow the interest rate to vary independent of a required payment. If the mortgage owner makes a payment that does not cover all of the interest, the borrower’s interest is then deferred (added to the total of the loan). If the balance grow larger instead of smaller, than it is called a ‘negative amortization’.
